Buyers Guide

The general buying process steps at a glance are:

1) Deciding on your budget and securing a mortgage, if necessary
It's always a good idea to know exactly what you can spend before putting forward an offer.

2) Deciding your preferences
This would be deciding on the style of the property you want, the location, if you require local schools and transport, etc.

3) Registering with a local agent
Robertson Phillips are experienced in selling properties within the boroughs of Harrow, Hillingdon, Hertfordshire encompassing North Harrow, Central Harrow, Hatch End, Pinner, Harrow Weald, Stanmore, Watford, Northwood and Rickmansworth.

4) Arranging viewings
Robertson Phillips will arrange appointments to view the property of your choice. As we are open seven days a week, we are very flexible in arranging a viewing at your choice. 

5) Making an offer
Found the home of your dreams? Put your offer to the agent who will discuss this with the vendor on your behalf. Once your offer is accepted this will be confirmed in writing, subject to contract. 

6) Accepted offer/sale agreed
Now is the time to instruct a solicitor to act on your behalf.

7) Finalising your mortgage
Once you have decided which mortgage lender you wish to use or discussed with your broker who will be the most appropriate, you will need to pay for a valuation of the property. At this point, you can also arrange a Home-buyers survey or full structural survey for the property for your own peace of mind. Once the lender has a satisfactory report from the valuer they will issue your mortgage offer, which your solicitor will need to be able to exchange contracts.

8) Exchange of contracts
Once your solicitor has received a contract, your mortgage offer and answers to all his enquiries from the sellers solicitors, he will report to you and request your deposit so that you may exchange contracts. (The deposit amount is usually 10% of the purchase price.) At this stage you will be required to secure building insurance for your new home and agree a date of completion. Once exchanged you have entered into a legally binding contract.

9) Completion
This will be the date that you move. Hopefully you will have arranged your removal company and set up a redirection of your post to the new address. Be sure to contact all utility providers with meter readings. Congratulations on your new home!
