Registering

Making an Offer
Once you have found a suitable property, you will need to notify us and complete the linked Tenancy Application Form.
Holding Deposit
Unless advised otherwise upon making an offer Robertson Phillips collect one weeks rental. When Your Offer is Agreed
If your offer is accepted, your advance payment (detailed above) will become non-refundable and we will then remove the property from the market. A confirmation of offer letter will then be sent to you via post confirming the agreed conditions of the tenancy.
N.B.: Any offer is subject to a prospective tenant fulfilling specific reference criteria.

These will be carried out as soon as your offer has been agreed in principle by the landlord and upon receipt of the advanced payment and signed tenancy application form. Your employer (or accountant if you are self-employed) will be contacted and credit checks conducted.
Identification, proof of address and copies of recent bank statements must be shown by all tenants. Acceptable documents include a full driving licence or recent Council Tax or utility bill.
Inventory
This will be carried out (usually by an independent company) prior to commencement of your tenancy in order to ascertain the condition of the property. A copy of the report will be sent to you for approval.
Tenancy Agreement
After satisfactory references have been obtained the full tenancy agreement will then be drawn up and sent for approval to both parties.
Rental Payments
You will be required to provide the agreed sum of rent before taking possession of the property. Rent is to be paid monthly in advance commencing on the first day of the tenancy and then on the same day each month thereafter. The preferred method is by bank standing order and we will usually help you to set this up.
The Deposit
The deposit (five week’s rental) is required for the tenancy against loss, damages/dilapidation's or charges payable at the termination of the tenancy. The deposit is returnable in full at the end of the tenancy subject to a final inspection of the property and it should be noted that deductions may also be made for any damaged/missing items and cleaning, should the property (and garden areas) not be left in a satisfactory condition as that recorded at the commencement of the tenancy.
